About this website

The pages here describe our services in general terms. Prices, availability and the details of any particular house are confirmed in writing when we quote — nothing on this website is an offer capable of acceptance, and photographs are illustrative.

The content and design of this site belong to us. You may look at it and print it for your own use, but not copy it for your own commercial purposes.

Booking accommodation

Quotes and confirmation

We quote per house, per week. A quote is valid for 7 days and a booking is confirmed only when we say so in writing and payment has been received.

Payment

Bookings are paid in full and in advance, before the keys are handed over. Payment details, and any deposit, are set out in your written quote.

Length of stay and notice

The minimum stay is one week. Additional weeks can be added at any time subject to availability. To end an ongoing booking, three weeks' written notice is required.

Cancellation

Cancellation terms are set out in your written quote. If we have to cancel, we will refund in full anything paid for nights not taken.

Staying in the house

• The house is for the people named on the booking. Tell us before anyone else moves in.
• No parties or events, and no noise that disturbs the neighbours, particularly at night.
• No smoking or vaping inside the house, and no pets unless agreed in writing.
• Park considerately and only where the booking says you may.
• Damage beyond fair wear and tear is chargeable to the company that made the booking.
• We may need access for maintenance, safety checks or cleaning. We will give reasonable notice except in an emergency.
• We can end a stay without refund for serious or repeated breaches of these rules.

A stay under these terms is a licence to occupy for the agreed period as short-term accommodation. It is not an assured shorthold tenancy and does not create one.

Liability

We are responsible for loss caused by our failure to use reasonable care and skill. We are not responsible for loss of profit, loss of contracts, or delays to your project, and we are not responsible for personal belongings left in the property. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited.

If you are a landlord

For landlords, we list and market your property and handle enquiries and bookings from contractors. We do not lease your property from you, and we do not guarantee rent or any level of income. Fees, the length of the arrangement and what each side pays for are agreed with you in writing before anything starts.

Responsibility for the property's legal obligations — gas and electrical safety, fire precautions, licensing, insurance, mortgage and freeholder consents — stays with you as owner unless we have agreed otherwise in writing.

Complaints

Tell us as soon as something is wrong and we will try to put it right. Email info@accommodationwithmatt.com and we will respond within 5 working days.

Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
